10-19-05 U.S. REALTORS with foreign clients that own U.S. property (or looking to buy U.S. property) should take note of a recent IRS Fact Sheet(Sept. 16) which addresses requirements for compliance on two fact patterns involving non-U.S. sellers of real estate. One example extends the FIRPTA (Foreign Investment in Real Property Tax Act) requirements beyond basic land and improvements contexts. The second describes a transaction the IRS will treat as tax avoidance with all the attendant penalties and other burdens. Find more International Resources on the IAR Web.
09-29-05 Dear AE CIPS Network Members & International Local Councils: The following information has been sent to all U.S. CIPS Network members. You may wish to include this in your international newsletters or other communications to ALL members.
The following information is being sent to all U.S. CIPS Network Members. It is a benefit of your membership in the CIPS Network.
The IRS has released Fact Sheet 2005 - 16 setting out its requirements for compliance on two fact patterns involving non-U.S. sellers of real estate. Dear US CIPS Network Member:
This e-mail is to update you on the status of advertising your residential distinctive properties at WorldProperties.com.
As you may recall, during the past year, any listing at REALTOR.com priced over $750K was automatically uploaded to WorldProperties.com except for listings in Calif, NY, Penn. and NJ. This automatic upload will soon be ending. (Exact date is not known, but expect it to happen sometime in September.)
The GOOD news is that REALTOR.com has a NEW service and now ALL NAR members with listings at REALTOR.com can individually choose which listings (regardless of price), will be flagged as "Internationally Featured" at REALTOR.com and subsequently will soon be accessible from WorldProperties.com.
To have U.S.-based residential listings displayed at WorldProperties.com’s Distinctive Properties search, the listings MUST reside on REALTOR.com and the listing agent must be a subscriber to REALTOR.com’s Listing Enhancement program. Contact your REALTOR.com Account Executive and ask about the “Internationally Featured” product. (If you do not subscribe to the Listing Enhancement program and want more information on the benefits, call 1.800.878.4166 and press #1.) Soon, listings flagged at REALTOR.com as “Internationally Featured” will also be displayed at WorldProperties.com when the user searches for Distinctive Residential Properties in the United States (at this time, the auto uploading of $750K+ priced listings will end).
This new service will be FREE for a limited period of time (3 mos.), so we encourage ALL CIPS members in the US to take advantage of this right away! Contact your Acct. Executive to get the details, but DO take advantage of this new service to expose your listings to more people and to a global audience. NAR has been told that once Realtor.com begins charging for the service it will be $49.95 per ad for the life of the ad (prices subj. to change).
Don't forget, NAR members with residential listings OUTSIDE the U.S. may still advertise these directly on WorldProperties.com’s Distinctive Property Advertising service so long as the country in which they are located is available in the pull down list accessible at the ‘Add a Listing’ screen. The site has been completely moved to new servers, and tomorrow we'll begin updating the site again. Within a couple weeks, several additional Latin American countries will be added to the property ad service option, allowing you to manually post listings you may have in those countries.
We hope you'll be among the first to use the Internationally Featured service from REALTOR.com!! All question regarding this service should be directed to your Acct. Executive at REALTOR.com, or to 1,800.878.4166. Questions regarding WorldProperties.com should be sent to consortium@realtors.org.
