e-Pro News

Saul Klein will be in our NSBAR Northbrook location August 13 and in Rockford and Arlington Heights on August 14th, to present a FREE 90 minute technology programs entitled "e-PRO Workshop." Not only will attendees learn about e-PRO, the only Technology Certification Program approved by the National Association of REALTORS and offered entirely online, but they will also pick up some valuable technology tips that will help them increase their earning power immediately. In Illinois e-PRO has been approved for six hours elective continuing education credit. e-PRO is also recognized for elective credit in the designation requirements for CRS (Certified Residential Specialist), ABR (Accredited Buyer Representative), and CIPS (Certified International Property Specialist). Saul will also be offering those who attend a discount for signing up at the event for the online e-PRO course. All existing e-PROs (and those currently enrolled in the course) who attend and bring a guest will receive an e-PRO pin ($25 value). Full IL calendar.

 Attend the first Argentina Symposium this Fall

Looking to network with real estate professionals from Argentina and South America?  Attend the first Argentina Symposium on October 8-10 in Buenos Aires, hosted by the National Association of Realtors, the Colegio de Martilleros, and NAR's Ambassador Association to Argentina - the Realtor Association of Greater Fort Lauderdale.  This symposium will focus on technology, networking, and leadership development for international practitioners.

The TRC (Transnational Referral Certification) will be offered the morning of October 9.  The remainder of the day will be devoted to technology and leadership development with speakers from Argentina, ICREA, and NAR including Charles McMillan, First Vice President.  On October 10, participate in a day-long real estate and development tour and learn more about the Argentina market.  That night, a gala dinner show and dance takes place.  If you wish to stay additional days, side-trips to other regions of the country are available.  If you have not yet taken the CIPS introductory course, International Real Estate for Local Markets, that will be offered in Spanish on October 8.

It's hard to believe that only a week ago at least a couple hundred of us gathered together to help dedicate the plaque and monument that commemorate Dr. King's fair housing speech on the Winnetka Village Green in 1965. I think all of us who were there were quite moved by the passionate leaders across generations, religions, and races coming together to support a fair and integrated Winnetka and North Shore, in which each individual regardless of background is welcomed and treated with respect. Several people asked about photos, some are posted on Interfaith's site. Katie Seigenthaler, President of the Interfaith Board of Directors, commented that "King's Corner" (we think Jean Cleland's apt name for the marker will stick) may become a central north suburban gathering place for all who care about social justice. Let's hope so!

Evanston Taxc

The city of Evanston is seeking to place a referendum on the February 5, 2008 election ballot asking voters to increase the Transfer Tax from $5 to $6 in order to fund the City’s pension debt. The City placed a similar referendum on the ballot this past November in order to support an affordable housing fund, and the referendum failed by a slim a margin. In November, NSBAR was a vocal and active critic of increasing the transfer tax and NSBAR will maintain its strong opposition to the February referendum as well. If you are an Evanston resident, please contact the Mayor and your respective Alderman today and let them know that homeowners are already encumbered with high, government imposed taxes. Broker Orientation

Short Sales

Some feel any home that was purchased 4 years or less and is on the market today has the potential to be a short sale.  Listing offices that place listings in MLS have made a contractual agreement to pay the amount on the listing if an office sells that property.  The listing office may be "on the hook" the pay that amount even if there was not enough money left at closing to pay the commission.  It is the duty of the listing office to investigate this issue and if they think there could be a problem with collecting the commission they must notify the selling office immediately.  This discussion must be between sponsoring broker and sponsoring broker and not agent to agent since only the sponsoring brokers can pay and accept compensation.
